For owner's reps, facilities managers, developers & owners
See what each trade's bids usually leave out before you sign.
The low bid is often just the bid that excluded the most. BidGaps gives you a standard scope checklist for each trade, the exclusions to watch for, and a free sheet that levels bids so every bidder is priced on the same scope.
1. Send one checklist
Every bidder prices the same scope lines: Included, Excluded or Add $.
2. Price the gaps
Put your own number on each exclusion so the totals compare fairly.
3. Compare leveled totals
See the real low bid, then ask the right questions before award.
Why this matters: a typical grading bid set
Two bids for the same site. Bid A covers SWPPP, demo and finish grade, but excludes staking, testing, street-cut permits and seeding. Bid B covers rough grade only, and excludes topsoil import, finish grade and granular fill. The headline numbers differ by tens of thousands of dollars, but neither one covers the whole job. You can't know which is cheaper until both are priced on the same checklist.
